Our Seven Guarantees

Rent Payment Guarantee

If the tenant doesn’t pay their rent as agreed, you don’t pay us our management fee. We are only paid when you are.

If you can find a lower fee to manage your property in writing, we will match it. As long as the other firm is a licensed property management firm and does not charge fees in addition to their base management fee percentage.

If we don’t mail or wire your monthly proceeds within 10 business days of receipt of the rent, we will waive that month’s management fee.

If an owner calls, texts, or emails us, we will respond within 48 hours, or we credit $25 towards the month’s management fee.

For newly onboard clients, if you are not satisfied with our service, you can cancel our contract at any time within the first 60 days of service.
If the tenant is placed, the owner needs to reimburse the company tenant placement fee of one month rent.

If we place a tenant in your property and have to later evict, we will cover up to $1000 of the costs of an eviction presided over by a judge.
This guarantee can be availed by enrolling in our Owner Benefit Package (OBP).

If we place a tenant in your property and have to later evict for nonpayment of rent, we will write a check for the next 30 days worth of rent.
This guarantee can be availed by enrolling in our Owner Benefit Package (OBP).

Beaux Arts Village Area Information

Beaux Arts at a Glance

Beaux Arts Village is one of Washington’s smallest and most exclusive communities, nestled on the eastern shore of Lake Washington just south of Bellevue. With a population of fewer than 400 residents, the village offers a private, forested atmosphere with direct lake access, quiet streets, and a tight-knit, homeowner-driven community.

A Brief History

Beaux Arts was founded in 1908 as an artist colony by members of the Society of Beaux Arts Architects. The area was intended as a retreat and artistic haven, and its design reflects that vision—with winding streets, shared waterfront areas, and a strong emphasis on nature and architecture.

Officially incorporated in 1954, Beaux Arts remains one of only a few municipalities in the country governed by a private homeowner association. This structure helps preserve its unique character and high standards.

Today’s Beaux Arts

Today, Beaux Arts Village is known for its serene, upscale residential feel and proximity to Bellevue, Seattle, and major Eastside employers. Homes here are custom-built, often architecturally distinct, and rarely available. The neighborhood attracts professionals, executives, and families seeking privacy, lakefront living, and timeless charm in a wooded enclave.

Real Estate & Rental Market Overview

Beaux Arts has a limited housing stock, with high demand and strict zoning ensuring long-term property value. Rentals are rare and typically command premium rates due to exclusivity, location, and lake access.

Home Price Trends

  • 2013: ~$900,000

  • 2018: ~$1.6M

  • 2022 Peak: ~$3M+

  • 2023–2024: $2.5M–$3.2M, with continued appreciation due to limited inventory and prestige

Rental Rate Trends

  • 2015: ~$3,500/month (for rare listings)

  • 2020: ~$5,500/month

  • 2023–2024: $6,000–$9,000/month depending on property size, lakefront access, and amenities

Key Economic Drivers

  • Ultra-close to Bellevue and Redmond tech corridors (Microsoft, Amazon, T-Mobile)

  • Direct lake access and private community beach

  • Quiet, wooded neighborhood with legacy architecture and custom homes

  • Access to award-winning Bellevue School District

  • Prestige, privacy, and exclusivity drive value and demand

Vacancy & Cap Rates

  • Vacancy: Extremely low (<3%); listings are often filled through private networks

  • Cap Rates: Lower (3%–4%) due to high property values, but stable long-term appreciation and minimal tenant turnover make this a solid market for luxury investors
