GPS Renting charges a flat 10% of collected monthly rent, with no tenant placement fee, plus a one-time $295 onboarding fee.
For a home renting at $3,000 per month, that is $300 per month. You pay nothing when the property is vacant because we only collect our fee on rent we actually collect.
Optional Owner Benefit Package tiers include Gold at an additional $49 per month and Platinum at an additional $99 per month.
The management fee includes marketing on more than 30 listing sites, tenant screening, lease preparation, rent collection, monthly owner statements, maintenance coordination, move-in coordination, and landlord-tenant law compliance.
A property inspection during the first lease term is also included. There is no separate tenant placement fee on the Silver plan.

No. Tenant placement is included in our Silver 10% management plan.
Many Seattle property managers charge a separate placement fee equal to 50% to 100% of one month's rent each time a new tenant moves in.
If your tenant does not pay rent, GPS Renting does not collect a management fee for that period. We are only paid when you are paid.
Our team also manages the required notice and resolution process in compliance with Washington law.
Owner payments are generally sent between the 8th and 10th of each month, with email confirmation.
Financial statements are also available through the online owner portal.
Most owner messages are answered within one business day.
Our written service guarantee is a response within two business days. If we miss that commitment, the owner receives a $25 credit toward that month's management fee.
Every application is reviewed using credit, income, rental history, and permitted background screening criteria.
The same published criteria are applied consistently to every applicant in compliance with fair housing laws.
Our average leasing time is under 14 days.

Yes. Many GPS Renting owners live outside Washington or overseas.
We provide a fully online owner experience, cash flow statements, year-end 1099 reporting, and local coordination when needed.

Yes. Voucher applications are processed using the same published screening criteria applied to other applicants, together with the additional paperwork and inspection requirements associated with the program.
Yes. We review the existing lease, introduce our team to the residents, transfer rent payments and maintenance requests to our systems, and continue the tenancy with minimal disruption.
New clients have a 60-day satisfaction window. If a tenant has already been placed during that period, a placement reimbursement may apply.
After the initial period, cancellation terms depend on the management plan and current lease term.
