Our Seven Guarantees

Rent Payment Guarantee

If the tenant doesn’t pay their rent as agreed, you don’t pay us our management fee. We are only paid when you are.

If you can find a lower fee to manage your property in writing, we will match it. As long as the other firm is a licensed property management firm and does not charge fees in addition to their base management fee percentage.

If we don’t mail or wire your monthly proceeds within 10 business days of receipt of the rent, we will waive that month’s management fee.

If an owner calls, texts, or emails us, we will respond within 48 hours, or we credit $25 towards the month’s management fee.

For newly onboard clients, if you are not satisfied with our service, you can cancel our contract at any time within the first 60 days of service.
If the tenant is placed, the owner needs to reimburse the company tenant placement fee of one month rent.

If we place a tenant in your property and have to later evict, we will cover up to $1000 of the costs of an eviction presided over by a judge.
This guarantee can be availed by enrolling in our Owner Benefit Package (OBP).

If we place a tenant in your property and have to later evict for nonpayment of rent, we will write a check for the next 30 days worth of rent.
This guarantee can be availed by enrolling in our Owner Benefit Package (OBP).

Kirkland Area Information

Kirkland at a Glance

Kirkland is a vibrant lakeside city on the northeastern shores of Lake Washington, just across from Seattle and north of Bellevue. Known for its walkable waterfront, tech-fueled economy, and blend of urban and suburban amenities, Kirkland is home to approximately 93,000 residents. With a bustling downtown, award-winning parks, and proximity to major employers, it’s a premier destination for families, professionals, and real estate investors alike.

A Brief History

Founded in the late 1800s as a steel and wool milling town, Kirkland has steadily evolved into a tech-forward, lifestyle-rich city. The opening of the Lake Washington Floating Bridge in 1940 connected Kirkland to Seattle, accelerating its growth. The city has retained its historical charm, especially in the Market Street and Norkirk neighborhoods, while embracing innovation and urban development.

Kirkland annexed several surrounding areas in the early 2000s, significantly expanding its size and influence on the Eastside.

Today’s Kirkland

Modern Kirkland blends scenic lakefront beauty with urban convenience. Downtown Kirkland is a hub of local boutiques, restaurants, and art galleries, while neighborhoods like Rose Hill, Bridle Trails, and Juanita offer quiet, tree-lined streets and excellent schools. The city attracts a mix of high-earning professionals, families, and retirees. Its location near Redmond and Bellevue makes it a top choice for tech workers from Microsoft, Google, and Amazon.
