Prefer a traditional management pricing model? We also offer a traditional plan: 50% of one month’s rent as the tenant placement fee for single-family homes (100% for condos with centrally managed gates where showings must be done in person), 8% monthly management fee, $395 lease renewal fee, and a 30-day notice to cancel. Silver, Gold, and Platinum guarantees can be added to the traditional model as well (8% as Silver, 8% + $49/mo as Gold, 8% + $99/mo as Platinum). Contact us to learn more.

During vacancy: The 10% management fee is paused and only applies once a paying tenant is in place. The minimum monthly management fee during vacancy is $35 (Silver), $49 (Gold), and $99 (Platinum), depending on your selected management tier.

Pet Screening Guarantee

Pets expand your tenant pool significantly. We use rigorous pet screening to protect you. If a pet we approved causes damage beyond the deposits, GPS waives up to 3 months of management fees to offset repair costs. We stand behind our pet screening process with defined GPS fee relief.

Inspections

We conduct a property inspection during the first lease term and each renewal to evaluate maintenance and identify repairs.

Rent Collection

Owner rent payments are sent between the 8th and 10th each month, with email updates. Owners can log in anytime to view financial statements.

Maintenance

Our 24/7 maintenance team quickly resolves tenant issues. For complex repairs, we gather at least three bids from local vendors to ensure owners get the best deal.

Tax Return

We work with local accountants to help overseas investors with tax returns and provide cash flow statements and year-end 1099 for easy tracking.
