Our Seven Guarantees
Rent Payment Guarantee
If the tenant doesn’t pay their rent as agreed, you don’t pay us our management fee. We are only paid when you are.
Price Match Guarantee
If you can find a lower fee to manage your property in writing, we will match it. As long as the other firm is a licensed property management firm and does not charge fees in addition to their base management fee percentage.
Prompt Service Guarantee
If we don’t mail or wire your monthly proceeds within 10 business days of receipt of the rent, we will waive that month’s management fee.
Response Guarantee
If an owner calls, texts, or emails us, we will respond within 48 hours, or we credit $25 towards the month’s management fee.
Satisfaction Guarantee
For newly onboard clients, if you are not satisfied with our service, you can cancel our contract at any time within the first 60 days of service.
If the tenant is placed, the owner needs to reimburse the company tenant placement fee of one month rent.
Eviction Protection Guarantee
If we place a tenant in your property and have to later evict, we will cover up to $1000 of the costs of an eviction presided over by a judge.
This guarantee can be availed by enrolling in our Owner Benefit Package (OBP).
Rent Loss Protection Guarantee
If we place a tenant in your property and have to later evict for nonpayment of rent, we will write a check for the next 30 days worth of rent.

Rent Collection
Owner rent payments are sent between the 8th and 10th each month, with email updates. Owners can log in anytime to view financial statements.
Maintenance
Our 24/7 maintenance team quickly resolves tenant issues. For complex repairs, we gather at least three bids from local vendors to ensure owners get the best deal.
Tax Return
We work with local accountants to help overseas investors with tax returns and provide cash flow statements and year-end 1099 for easy tracking.
Communications
We prioritize streamlined communication for a hassle-free experience, with a commitment to fast, reliable, and professional responses within 48 hours.

Along with other MCs, she is responsible for managing property repairs, coordinating with vendors, scheduling inspections, and ensuring maintenance issues are resolved efficiently to keep operations running smoothly. Outside of work, Mary finds joy in spending quality time with her son. They love going on nature walks, watching the sunrise and sunset together, and bonding over home-cooked meals in the kitchen.
