6 Things to Check Before List Your House for Renting
Thank you for choosing GPS Renting property management! Having a new tenant move into your property can be stressful for both the tenant and landlord. So, having a checklist of items that must be addressed before list your house for rent and tenant moves in can help make the transition easier and ensure you do not miss any important steps. The following list is the information we need to prepare before the tenant move-in.
1. Have you read and signed a property management agreement?
After you chose a property management company, the first step is to read and sign a property management contract with this company. It is very important to read every item of the contract in detail. If you find any problems while reading, or have any doubts, you should raise them in time. After signing the contract, the management company can proceed to the next step!
2. Have you prepared two keys and sent it to the GPS Renting staff?
For rental properties, you need to prepare at least one key for the property management company and the tenant. After signing the contract, the employees of GPS Renting come to collect your keys. You can arrange a time with our employees, or you can put the keys in the key box we mailed in, and our employees will take the keys separately.
3. Do your property have HOA?
In Seattle, many HOAs have rental restrictions. So you need to first check whether your house has an HOA. If so, you need to ask the HOA is there any rental cap in the community and fill in the HOA contact information into the contract.
4. Please consult your buyer agent if we can use the house photos from the seller
The seller’s photo usually contains furniture that makes your house more attractive. So, if your house has just been purchased, please ask the seller if they are willing to provide a picture when they listing. It doesn’t matter if the seller is unwilling to provide. GPS Renting’s staff will go to the house and take attractive pictures for your property.
5. Whether your house is insured?
Before renting a property, you need to check if you have purchased the policies of casualty and liability insurance. As a rental house, you need this insurance to protect your property.

Owners Love Us
My friend recommended GPS Real Estate Investment and Renting to me. They helped me bought a great townhouse for investment in West Seattle. They rented it out in one week after closing and (it) has been worry-free since then. The only thing I do is look at the rent coming to my bank account xoxo.
Mr. Liu, landlord
GPS has been doing a great job of managing our property. They help us find tenants in less than a week. Brian emailed us when something needs to be fixed, and he always had a quote ready for us. Rent was wired in early each month. Now we are considering selling the house and we choose GPS as our agent without any hesitation. They are very professional and details oriented. We are a first-time landlord and we are very lucky to have them help us managing the property. We also tried to buy a house last summer, and GPS helped us make an offer. Even though it didn’t work out due to our financial problems, GPS was very professional throughout the whole process, like choosing houses, analyzing houses’ value, and making offers, etc. We would definitely recommend GPS!
Ms. Yu, Landlord
I bought a house for my investment. But the previous property management company almost drove me crazy! They always told me that my house needs all kinds of repairs that cost a lot every time! Finally, I found Nick and Bryan who are very honest in helping to manage the property. Thank you very much!
Ms. Wang, landlord
I bought a house with Nick and Bryan. They really understand the housing market and the house itself. They always did a great analysis to help me understand the pros and cons of each investment. They are very sincere and always tell their true belief about every house. I also trust them to manage my properties in Seattle.
Mr.Wu, landlord
GPS has helped us made the purchase of two houses in Seattle. In 2016, Nick and Bryan helped make the judgment of the decision of purchase. They are acute, professional, and patient giving many kind suggestions. In 2017, with their help again we bought the second one, and within two months they helped find the tenant. From these experiences, I think that GPS is a professional and reliable company. We really appreciate Nick, Bryan, and Cara!
